It’s no wonder Piedmont real estate values have held up the last couple of years.
In Piedmont, Rockridge & Montclair May and June are the best months to present a home to market. Chart below shows a steady number of “New Listings” from March through July. In 2009 May, June & August are months when more homes are in contract that any other time of year.
It takes about six to eight weeks to prepare a home for market so if you’re thinking of selling this year now is a good time to begin.

What’s the value of spectacular Bay Views in a spacious Piedmont home? Maybe as much as $300K to the right buyer. We received six offers for my recent listing at 121 Alta Avenue which was listed at $2,000,000. The home was built in 1990 by the present owner on a large, quarter acre, mostly level lot. The accepted offer price was $2,308,000.
If Median Price per Square Foot were a perfect metric for every Piedmont home, the Price would be about 12% less this year than last (prior to the mortgage/financial crisis in Sept ‘08) Best not to be too “stuck” on percentages. Every home is unique. Superior location, condition and appeal continue to ”trump the trend”.
