Chart below illustrates home inventory in Rockridge, Montclair & Crocker/Lakeshore at the end of the first quarter, each year.
Question remains…what is the “mix” of available homes for sale? Look for an update on my blog in the next couple of days for the number of REO’s, Short Sales and Non-distress sales in each area

It would be interesting to see how many homes sold in the first quarter in those three areas over the past three years. Have the number of sales decreased over the past 3 years? I would suspect so, but your area might be different. I did a study over the past 11 years comparing sales in January and February. It turned out the number of sales in January and February would typically about 50% of the 11 year average for number of sales in January and Febraury.
PS The study I did was for the Peninsula cities of San Carlos menlo Park and Palo Alto. Is Montclair the most expensive area of the three. On the peninsula, the entry-level price is doing better than the more expensive areas.
